Please take a few minutes to make certain that you understand what we provide and what is expected of you, our guest(s).
Payment of money, or taking possession of the property is evidence of your acceptance of this agreement and your intended use of the property in accordance to the following rental guidelines.
CHECK IN: Check in is 3:00 Central Time. Call ahead to see if early check-in is available.
CHECK OUT: Check out is 12:00 noon Central Time.
CANCELLATION: Cancellations for daily or weekly reservations require a 14 day notice prior to arrival date for a full refund, less a 5% service charge based on the total amount charged. If notice occurs within 14 days of arrival, the deposit may be forfeited.
PAYMENT METHODS: You are responsible for the entire period reserved. Visa, MasterCard, Discover, and echecks are accepted through the VRBO website, Property #348354. Checks, cashier's checks & money orders accepted. Call or email to make arrangements.
TAXES: All rentals are subject to Arkansas sales tax, currently 9.25%
THIS PROPERTY IS NOT WHEELCHAIR ASSESSIBLE.
TELEPHONE: There is no phone or internet service provided at this property. However, most cell phones will work at this location. Property managers are on the premises in case of an emergency.
SMOKING: Smoking is prohibited inside the rental house. Smoking receptacles are provided on both porches. If you smoke inside, you may be asked to leave with no refund.
NO PETS.
WE WILL NOT RENT to vacationing students unless accompanied by an adult guardian or parent.
RIGHT OF ENTRY: Property managers, the owners, or our representatives have the right to enter the premises during your stay to inspect and make necessary repairs.
PERSONAL PROPERTY: We will not be responsible for personal items left behind. However, we will make every effort to locate and return the items to you. You will be responsible for postage.
PROPERTY CONDITION/DAMAGES: We expect you to respect our rental property and to leave the property in the same general condition in which you found it. Please report any damages or concerns as soon as any incident occurs.
DISTURBANCES: You and your guests will be required to vacate the premises and forfeit the rental fee for any of the following reasons: 1) Using the premises for any illegal activities. 2) Setting off any form of fireworks on the property. 3) Causing damage to premises or to any neighboring property.
MAINTENANCE/REPAIRS: All equipment in the home should be in working order. Please report any inoperable equipment promptly. We will make every reasonable effort to have the problem corrected. Keep plumbing free of toys and other foreign objects. Please do not put food down the sink as there is no garbage disposal. Under no circumstances will there be any reduction or refund of rent for any mechanical failure of heating/AC unit, washer, dryer, TV or other appliance. However, disruption of power due to bad weather may be prorated, depending on the duration.
STORM POLICY: No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
HOLD HARMLESS: Rouleau Family Enterprises, LLC, dba Alpena Pass Inn, does not assume any liability for loss, damage, or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defect of stoppage in supply of water, electricity or plumbing. Nor will Rouleau Family Enterprises, LLC, dba Alpena Pass Inn, accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond your control.
ASSUMPTIONS OF RISK, RELEASE AND INDEMNIFICATION: The renter and his/her guests agree to assume all risk for injury, death, or damage to persons or property in any way arising from the rental of Alpena Pass Inn or other activities on or about the premises and related facilities. Further, said parties hereby release Rouleau Family Enterprises, LLC, dba Alpena Pass Inn, its agents, owners, employees and/or staff from any and all liability for such injuries and/or damages in any way arising out of their use of the premises and related facilities, and agree to indemnify and hold them harmless from any claims, demands, losses or causes of action of said use. Renter and his/her guests agree to be responsible for any and all damage to the property which in any way arises out of the use of the premises and related facilities by said parties.
